We Fill Empty Parks

Every empty night is money you never get back, and most of the loss is quiet. A call that rings out. A booking site that outranks your own. We find the leaks and fix them, so you earn more and worry less.

Park Secret Shopping

See your park through your guest's eyes.

$500 to start · $5,000 found or it’s free

We search, call, book, and follow up like a real camper. You get a full scored report on where guests slip away and what each leak costs you a year.

  • All five guest touchpoints scored out of 100
  • A grade, a dollar figure, and fixes ranked by payoff
  • Real campers testing your booking, with call logs and recordings where allowed

SEO Consulting

Be the park they find first.

When a camper searches your area, you show up. Not the booking site that takes a cut.

  • Google Business Profile and local ranking work
  • Directory listings kept right where campers search
  • Rankings tracked in booked pads, not clicks

Paid Ads

Increased occupancy on demand.

Ads aimed at campers searching near you, run for you, and measured in booked pads.

  • Search and map ads for your area
  • Landing pages that send guests to book
  • Monthly report on bookings, not impressions

Make sure people book with you

2026 brought record revenue on fewer bookings. The parks that win are easy to find and easy to book.

$46

Avoid 10-30% commissions

Booking sites charge 10 to 30% commission. A direct booking on your own site costs 2 to 3%.

60%

Of guests book direct online

Walk-ins fell 81.8%. The park with the easiest booking page gets the pad.

47%

Of guests are repeat guests

Up from 41%. Fill a pad well once and the same guest fills it again, with no ad spend.

Empty pads do not fill themselves.

Most of the loss is quiet. Nobody complains. The booking just goes somewhere else.

The phone rings out

A guest calls at dinner. No answer, no voicemail back. They book down the road.

The booking site gets the credit

A listing outranks your own site. You pay a commission on a guest who knew your name.

The site fights the guest

A date picker resets on a phone. A camper in their sixties gives up.

You cannot see it

Nobody tells you what you lost. You only see the empty pad.

100% satisfaction guarantee.

If you are not happy with our work, we keep working until you are, or you get your money back. Services run month to month, no long contracts.

I drive leads and phone calls.
Now I do it for parks.

For 15+ years I drove leads and phone calls for national brands. Now I do it for outdoor hospitality.

I am buying parks myself and building the tools and services to help other operators.

Straight answers about filling your park.

What is a good occupancy rate for an RV park?

RoverPass projects a national average of 65 to 67% for 2026. Peak summer runs 85 to 100%, and cold-climate off-season can fall to 15 to 30%. Your own target depends on your market, so start by knowing your real number.

What does an empty pad actually cost me?

Multiply your nightly rate by the nights it sits empty. Eight pads at $65 empty 120 nights each is $62,400 a year. The free Vacancy Cost Calculator does the math with your numbers.

Do walk-ins still fill pads?

Barely. Walk-ins fell 81.8% in the RoverPass 2026 report. Online direct bookings are now 60% of reservations and phone is nearly 29%.

Are booking sites filling my park or costing me?

Both. They send guests, and they charge 10 to 30% commission. A direct booking on your own site costs 2 to 3%. Booking sites made up 11% of RoverPass reservations in 2025, so most guests still book direct.

How do campers find a park?

Mostly on a phone. More than 75% of travelers search for campgrounds on mobile, and 76% of "near me" searchers visit a business within a day.

Where should I start if I am not sure what is broken?

Take the two-minute quiz. It points you to the one fix that will move occupancy first.
